A modern, nine-storey building has been built across from the the Smíchov railway station in Prague. This building is a part of the Factory Office Center project. In addition to offices, shops and services this project also provides a new architectonic design for an entrance to the subway station. The co-developers of the project are the companies CZECH BUSINESS EXPLORERS and CBE Development. The overall supplier of the administrative building, which was very demanding from the point of view of deadlines/dates and coordination, was the PSJ construction firm.
The new administrative-commercial building can be found on the corner of Nádražní and Rozkošného Streets and it respects the traditional industrial atmosphere of Smíchov's housing development . With its corner location and L-shaped ground plan, Factory Office Center creates a compact block in the northern part and thus it sensitively refers to the style of Smíchov's urban planning in the 19th century. The building, with an approximate total area of more than 14,000 m2 is formed by two mutually perpendicular annexes. Each annex has its own entrance and one common reception room. This layout of the project ensures maximum headroom, efficiency and variability of utilization of the space. Individual floors have area measurements ranging from 728 m2 to 1,524 m2 and the number of floors is nine in total – two underground with garages and seven above-ground.
A visor with membranes placed on the highest floors is a noticable visual element. Both its finish and transparent fabric designed into a haze of sky-blue dragon-like wings cover the above-ground 6th and 7th floors. . Thus, the mass of the entire construction is noticeably alleviated.
