PSJ Builds M5 Mall Centre in Ryazan, Russia

The implementation of the shopping and entertainment centre M5 Mall in Ryazan, Russia, has completed the first six months of the construction stage. The large complex shall cover a land stretch with the area of about 25 hectares. The project investor is the Czech developer company ECM and the total costs of the work will reach € 120 million. The general contractor of the construction is the joint-stock company PSJ. More than half of the financial volume of the contract will be implemented by Czech companies.

The work was commenced by site takeover on 11 December last year and is assumed to be completed in up to two years. The first stage consisting in earth movement was already very demanding because of the winter season and extreme frosts, fluctuating temperatures and a lot of snow. “At present about 112,000 m3 of arable soil has been removed and the earth foundation slab under the main building has been completed. The final gravel bed still needs to be laid. The reinforced concrete foundation block under the load-bearing steel construction has been virtually completed. The steel construction assembly was commenced in mid May. Works on the sprinkler tanks and the exterior sewerage and water distribution pipeline laying are in progress,” described the progress of the works the project manager, Ing. Karel Pejčoch, assisted by Ing. Milan Věžník in the same position.

The complex will be erected in close proximity to the key federal highway M5 Moscow – Chelyabinsk (hence the name of the project M5 Mall) by the Ryazan exit. The project will offer a unique solution to the citizens of Ryazan will be the sole project of its kind in the region and will serve more than 400 thousand people.

The shopping and entertainment centre will consist of three detached single-storey buildings. The centre will be dominated by the floor area of 70,000 m2 represented by a shopping complex offering a hypermarket, a shopping mall, cafés, restaurants and a multi-cinema with five halls. The second building, covering the floor area of 12,000 m2, will include a hobby market, and the third building with the floor area of mere 550 m2 will be rented by a fast food chain. The complex will also include a large outdoor parking lot for 2,500 cars.

The building is crossed by three crosswise and two lengthwise shopping malls. Their interiors are designed to offer to their visitors a light, pleasant space for relaxed shopping and leisure time activities. At the points of crossing of the malls large circular squares are designed. Small circular squares will further divide the straight sections of the malls to optically shorter sections. The inner height of these large and small squares will be 5 m and roof skylights will provide additional lighting of the squares. The main elliptic square in the building centre will be used as a rest space surrounded with fast food restaurants. The middle of the square will be accented with three fountains and provided with roof skylights for additional lighting.
