Bratislava CITY GATE matures to house inspection

3 Nov 2009

CITY GATE, a residential project of PSJ a.s. matured to house inspection. The PSJ Company in cooperation with its subsidiary PSJ Hydrotranzit performed on Bratislava square SNP a very demanding transformation of the former VUB bank building into a unique object connecting a high standard residential complex with a luxurious shopping centre. The building costs reached 417 mil Slovak crowns.

The reconstruction of the 7 storey 1940’s functionalist object was carried out under the careful supervision of preservationists. The author of the architectural proposal was the studio Architects BKPŠ. In the basement, ground floor and first floor, beautiful commercial areas for a shopping gallery and other services were created; the remaining six above-ground stories hold 46 high class royal flats. The smallest occupies 60 m², the largest almost 250 m². The exterior of former banking house has not come to harm and minimum changes were admitted. Quite newly designed is the entrance to the object which gained the building an unusual new set-back 7th floor. The façade underwent thorough cleaning, the stone facing was refurbished, some fresh tinsmith components and glazed panel fillers were added.

„You can find City Gate at a very prestigious address and, in the longer time horizon, it offers a quite attractive and interesting business potential. We are gearing the project toward the years 2011 and 2012, by which time we anticipate the ultimate sales of all apartments in the residential part of the object. Starting from the hypothesis that the market will return back to 70% of the values of last year, then we can classify the project as successful with all the flats having found new owners. CITY GATE should become our flag reference on the Slovak construction market, “stated Ing. Pavel Vomela, director of Development Division of stock company PSJ.

The house inspection of City Gate in the centre of Bratislava began on 23rd October, and during November the official opening of the downstairs commercial premises is planned.  Six enterprises with branded clothing and jewelry will start to operate there. „ In the final hectic phase of works, there were 200 workers employed   every day. A series of Czech firms provided supplies of all sorts. Thanks to increased worker productivity we managed to cope with the time slippage in the installation of plasterboard partition walls and distribution of the electrical wiring system, “said Ing. Pavel Duran, the project manager who was assisted by construction manager Ing. Radoslav Mareš.
